Pine Street

With its exemplary access to transportation, air-tight building envelope, high-levels of insulation, energy-efficient central boilers, solar thermal panels and water efficient fixtures, Pine Street is a great example of how far a rehab project can go towards achieving environmental sustainability. 

95-97 Pine Street is HRI’s most recent rehabilitation project. The site is located a five-minute walk from the Central Square MBTA’s Red Line stop. The development’s many “Green” and sustainable features include:

Building Envelope is tightly sealed and insulated to minimize heat loss. Icynene spray foam insulation was used in the walls (R-20) and the roof (R-40) to provide air sealing and insulation.  Energy Star scored this building with a HERS rating of 40.

Windows are aluminum-clad wood with double pane, insulated, argon-filled glazing with a low-E coating. The high-performance glazing helps control heat gain and heat loss in both the winter and summer months.

Photovoltaic solar panels are installed to offset energy costs of common area lighting. Energy Star lighting, appliances, and mechanicals are used to further decrease energy costs.

Solar Thermal hot water panels preheat water to minimize the amount of energy needed to supply the building with hot water

Energy-efficient central boilers with an efficiency rating of 95% heat the rental development. Multiple thermostats are located in the units to allow the system to provide heat only where it is needed.

Water conservation measures in the kitchens and bathrooms include low-flow shower heads, sinks, faucets, as well as dual flush toilets than can reduce water usage by half on liquid-waste flushes.

Light-colored pavers, along with landscaping helps to reduce the “heat island” effect of the site.
