HRI has developed and currently owns nearly 1,700 apartment homes serving a broad range of household incomes, with two key development strategies. We acquire existing rental properties and add or preserve permanent affordability. HRI also adds to the housing stock with newly constructed affordable homes.
The construction of new affordable housing and the stewardship of our existing portfolio requires the expertise of our staff across multiple departments, including development, finance, asset management, and resident services. This comprehensive approach among HRI’s dedicated staff members results in high-quality, safe, and resident-focused affordable housing.
As a leader in both new affordable housing construction and renovation of existing properties, HRI is committed to climate resiliency and decarbonization. Our diverse portfolio, which ranges from triple-deckers to multi-story apartment buildings in six communities throughout Massachusetts, requires a nimble and responsive approach to asset management.
The City of Cambridge is racially and ethnically diverse and offers desirable amenities: rapid transit, high-performing schools, walkable neighborhoods, and access to employment. Those advantages come with a price tag: in 2023, a family of four needs to earn $165,000 per year to afford an apartment in Cambridge. HRI believes that residents of all income levels deserve access to these resources, and our affordable homes help to ensure that Cambridge maintains its economic diversity.

We take a comprehensive approach to portfolio management focused on property performance against key industry metrics. HRI collaborates closely with Wingate Management. Wingate shares our vision for responsive property management and constructive collaboration, as well as our commitment to high-quality, secure, affordable housing. Many Wingate staff members have worked on HRI’s portfolio for more than twenty years.
