The City of Cambridge, with its diverse and vibrant neighborhoods, internationally known universities and historic structures, transit connectivity, and job opportunities create a considerable demand for housing in the city.
The chance to live in Cambridge, especially for low- and moderate-income households, has been seriously limited by our high-cost housing market. HRI works to combat this trend by preserving and developing affordable housing across the City through two key strategies: acquiring properties on the market and renting them at restricted, affordable levels and by building new affordable developments.

Finch Cambridge
Largest new construction, 100% affordable housing development in the City of Cambridge in over 40 years. Meets the highest energy efficiency and sustainability standards and is the largest Passive House building in Massachusetts to date. 98 units; completed in Summer 2020.

808-812 Memorial Drive
Originally constructed in 1978, HRI acquired the property in 1997 through the LIHPRHA program. Rivermark (fka 808-812 Memorial Drive) is the largest property in the HRI portfolio (300 units, 260-space garage, 20,000 sq ft commercial). From 2020-2023, Rivermark underwent a substantial rehab; overcladding the structure with insulated metal panels and doing extensive renovations in units and common areas.

Two-phase, mixed income development (17 buildings, 146 units total). Phase I initially developed in 1998, rehab in 2017 (including addition of 9 affordable units). Solar PV, solar thermal systems installed; LEED Platinum certifications.

Putnam Square
94-unit elderly/disabled housing; acquired by HRI through the Commonwealth’s 40T legislation in 2013, rehab completed 2015.

Chapman Arms
50-unit mixed income, mixed use development in Harvard Square (25 affordable, 25 market units, commercial space). HRI acquired the property in 2012 through 40T legislation; rehab completed in 2014.

Putnam Green
New construction of 40 affordable units (site was acquired by HRI in 2009, completed in 2011). The design incorporates sustainable materials, solar PV and solar thermal, and achieved LEED Platinum and Energy Star and Green Communities certifications.

Cast I/Cast II
Three historic buildings include 42 affordable apartments (acquired 2009); HRI acquired an adjacent building (Cast II) with 9 affordable apartments in 2011 (51 units total).

nman Square Apartments
HRI acquired and refinanced Inman Square Apartments in 2011; the development includes 116 affordable apartments, with one high-rise building and several townhouse walk-ups.

Trolley Square
New construction, transit-oriented affordable development completed in 2006 (32 rental, 8 homeownership, and commercial space). Energy efficient design with a solar PV installation, LEED and Enterprise Green Communities certifications.

Scattered site portfolio (34 buildings, 275 units total). Historic and energy efficiency rehabs, including three solar PV and two solar thermal systems; LEED certifications (Pine St, 7th St).
